The middle sale in the Witney postal area over the last year was £380,000. That is the median of 557 completed residential sales registered by HM Land Registry between 1 August 2025 and 24 June 2026, covering OX28 and OX29: Witney itself plus Hailey, Ducklington, Curbridge, Standlake, Eynsham, Combe and the other villages that share the town’s postcode. Sales that HM Land Registry flags as not at full market value, such as repossessions and part-share transfers, are excluded throughout.

Across West Oxfordshire as a whole, the average price in May 2026 was £417,246, and it was down 2.4 per cent on the year. That matters more than the level. While Oxfordshire rose 2.6 per cent and England rose 2.3 per cent, West Oxfordshire went backwards. It is the only one of those measures that fell.

West Oxfordshire used to sit clearly above the county average. It no longer does: at £417,246 it is £792 below the Oxfordshire figure of £418,038. Twelve months earlier the district average was £427,589, so roughly £10,000 has come off the typical home.

The district average is a modelled figure for every home in West Oxfordshire including Burford and the Cotswold villages, which is why detached houses look £100,000 dearer there. The Witney-area median is what actually changed hands in OX28 and OX29 over the last year, half above and half below.

The town is cheaper than the villages around it

This is the local detail the district figure hides. Split the Witney postal area by outcode and the pattern reverses what most people assume:

OX28, which is Witney town, had a median sale of £345,000 across 310 sales. OX29, the ring of villages that shares the Witney postal address, had a median of £440,000 across 247. That is a £95,000 gap for the same postal town.

Inside OX28 the spread is narrow. The cheapest sector was OX28 4 at £308,000 and the dearest OX28 3 at £381,500, so Witney is an unusually even market by street. The outliers are all in the villages: OX29 6 came in at £615,000 and OX29 5, around Standlake and Northmoor, at £585,000.

The single dearest residential sale in the postal town was £3.5 million for Oak Field House on Pitts Lane, Hailey, in September 2025. The cheapest was £86,500 for a flat at Windrush Court on St Marys Mead in Witney, one of three flats in that block to sell inside the year.

Carterton is £50,000 below Witney and is the district’s genuinely affordable town, a function of the estate housing built around RAF Brize Norton. Chipping Norton’s postal area looks expensive at £497,500, but read that label carefully: OX7 covers a large slice of the north Cotswolds including Great Tew and the Wychwoods, and the detached houses out there are doing most of the work. The town itself is not that price.

Treat Burford and Woodstock as indicative rather than settled. On 36 and 53 sales respectively, one large transaction moves the median several thousand pounds, and Burford’s range ran past £4 million.
